As experienced designers, we recognise that every project has its own unique requirements and we adapt our service to meet the requirements of every client. This allows us to work directly with you to uncover the full potential of your project, whether creating the space of your dreams or maximising return on investment.

S T A G E  1 - Preparation & brief

We like to meet you in person to listen to your ideas, to discuss your budget, style aspirations, visit the site (your project) and explore feasibility to get a general idea for layout, scale and orientations. We then write a creative brief that once agreed with you, we work to throughout the duration of your project.

Preparation work includes:

  • Site appraisals to include identifying constraints and opportunities

  • The measured building survey and preliminary cost indications

  • Pre-application planning discussions (if required)

S T A G E  2 - Concept design

With an agreed brief and project vision we sketch out our ideas, translating your thoughts and inspiration from our meeting into preliminary concepts for you to see. With a clear agreed vision, we build on this to develop detailed 3D concept drawings that bring your project to life visually, and allow us to efficiently plan, design and manage your project.

 

This involves:

  • Design meetings

  • Hand drawn sketches and can include the production of a 3D model

  • Coordination of any initial consultant information

S T A G E  3 - Developed design

This is where we produce detailed architect plan drawings for planning approval should you require it. We transform your design concepts into detailed drawings for the planning department to review, and work hard to ensure any involvement with the local planning department runs as smoothly as possible.

 

Planning application submission, conservation area and listed building applications require:

  • A written statement explaining the proposed development

  • Coordination and consultation with planning and conservation officers

  • Post-planning coordination of amendments and conditions

S T A G E  4 - Technical design

This stage is all about developing workable designs for the construction phase, where we develop detailed designs that provide the technical information for building regulations (if required), a highly detailed stage that requires expert knowledge and precision in:

  • Producing technical plans and details

  • Coordination and consultation with building control and structural engineers

  • Building specifications and a schedule of works

S T A G E  5 - Tender

Here we collate the complete drawing package and invite our chosen contractors, builders and landscape designers to quote on your project. We are more than happy to work with your preferred companies. Our experience ensures we work with reliable and trustworthy people who provide fantastic service and value for money.

 

The tender stage includes:

  • Tender package collation to include architectural design

  • Advice on the most skilled people to work on your project

  • Appraisals, reports and tender coordination

S T A G E  6 - Construction

Managing a project on site can be complex and time consuming, with our experience we can manage the build for you, liaise direct with contractors to ensure the project is rolled out on time, within budget and to the highest quality.

 

Here we demonstrate:​

  • Construction management and regular site inspections

  • Preparation of contracts and answer technical questions

  • Budget management inclusive of certification of payments

S T A G E  7 - Handover

If we have done our job properly you will look back on a project as being pain-free, inspirational and exciting, leaving you with a fantastic space you can enjoy for many years to come. When the project is near completion, there are just a few checks left for us to complete:

  • Final site inspection to define any defects

  • Support and resolution with regards to completion

  • Provide the final completion certificate
